Welcome to Randira Villa. By making a reservation or using our services, you agree to the following terms and conditions. Please read them carefully.

Reservations & Payments

A confirmed booking requires a deposit or full payment, depending on the chosen rate.

All payments must be made through our secure payment methods.

Prices are subject to change, but rates confirmed at the time of booking will be honored.

Cancellation and Refund Policy

Cancellations made 14 days or more before check-in will receive a full refund.

Cancellations made 7-13 days before check-in will receive a 50% refund.

Cancellations made less than 7 days before check-in are non-refundable.

No-shows and early departures are non-refundable.

Guest Responsibilities

Guests are responsible for maintaining the property and reporting any damages immediately.

Smoking is not allowed inside the villa. A cleaning fee may be charged for violations.

Pets are not allowed, unless stated otherwise at the time of booking.

Any illegal activities or disruptive behavior will result in immediate eviction without a refund.

Liability & Safety

Guests are advised to use safes for valuables and secure doors and windows when leaving the villa.

The villa reserves the right to refuse service to anyone violating these terms.

Changes & Force Majeure

The villa reserves the right to make necessary changes to bookings due to unforeseen circumstances (e.g., natural disasters, emergencies).

If we are unable to provide the booked accommodation due to such events, we will offer an alternative stay or a full refund.

Governing Law

These terms are governed by the laws of Sri Lanka. Any disputes will be settled in the relevant jurisdiction.
